Residential House Surveys

Stilings Chartered Surveyors offer House Buyers two choices or options beyond the simple valuation inspection carried out on behalf of the mortgage lender for which the buyer pays a fee but which tells them very little, as it is intended to answer the lenders questions concerning loan security. These choices are the recently introduced Homebuyer Survey and Valuation and the traditional Building Survey (which used to be called a Structural Survey).

The Homebuyer Survey and Valuation (HSV) is an economy package intended mainly for use on modem, straightforward properties, in reasonable condition. It is like a basic MOT test for a car in that it will focus on essentials, defects, faults and problems within the building which are urgent or significant and which should influence the decision to buy or not to buy at the agreed price.

The Building Survey goes into greater detail within the inspection and the report, incorporating, in addition to those items of the HSV, detailed notes on the construction of the property and highlighting other matters of likely future maintenance or repair. A Building Survey is really the only option if the property is of an unusual construction type, has been altered significantly or, for the property where the buyer intends to make alterations or have renovations carried out.

The HSV does include a valuation of the property, whereas the Building Survey does not, however the Building Survey, because of its greater unrestricted scope does give Stilings greater freedom to report in depth, which is not possible within the pre-formatted HSV.

What do they cost?
As each house is different Stilings do not have a standard scale of charges, but gauge the cost from a number of parameters, age of building, size of building, location and purchase price. The HSV is always less expensive than a Building Survey as it is a more restricted or limited undertaking. Cost is however considerably lower than is often talked of on television and the media, indeed for a modern family home it usually costs less than 0.5% of the purchase price, considerably less than is paid to the Estate Agent. So the question ought to be:
